Tile Restore

Resilicone that removes the old seal properly before the new one goes on

Black lines, peeling edges and gaps are signs the silicone has done its time. We strip it back completely, clean the joint and reseal.

Silicone has a working life. In a wet area it eventually loses its grip, shrinks or grows mould that no amount of scrubbing removes. At that point the seal is no longer keeping water out.

A new bead laid over the old rarely lasts, because silicone does not bond well to silicone. Resilicone means cutting the old seal out, removing every trace, and starting from a clean joint.

What this covers

  • Shower resilicone

Corners, floor edges and screen frames stripped and resealed.

  • Bath and basin resilicone

The line where a bath or basin meets tiles redone and tidied.

  • Kitchen and laundry joints

Sinks, splashbacks and trough edges resealed with the right product.

  • Mould treatment before sealing

We treat and clean the joint so mould does not return from beneath the new seal.

How the job runs

  1. 1

Cut and remove the old silicone

The old bead is cut out and pulled clear, then any remaining film is removed.

  2. 2

    Clean and dry the joint

Residue, soap scum and moisture are cleared so the new silicone can bond.

  3. 3

    Mask and apply

The edges are taped and the new silicone is laid in a continuous run.

  4. 4

    Tool, tidy and cure

The bead is smoothed, tape removed and we tell you how long to leave it before it gets wet.

Why do it this way

  • A clean joint with no mould left underneath
  • A seal that bonds, because the old silicone is fully gone
  • A visible lift to a bathroom without a renovation
  • Water kept out of the joint again

Resilicone: common questions

  • Can you just put new silicone over the old?

It might look fine for a while, but it will not bond properly and will usually peel quickly. Removing the old silicone first is what makes the job last.

  • Does the shower need to be empty and dry?

The joint needs to be dry for the silicone to bond. We tell you how long to leave the shower unused before we arrive.

  • How long does resilicone last?

It varies with ventilation, cleaning and how much water the joint sees. A well-done job in a ventilated bathroom lasts years.

  • What if the tiles behind it are damaged?

We tell you what we find. If the problem is bigger than the silicone, such as loose tiles or failed grout, we explain the options before going further.
